Letting Checks explains the rules that apply to landlords in the United Kingdom and links to the official texts. The rules change, councils add local licensing conditions and every property is different, so the guides and tools are general information. They are not legal, surveying or engineering advice. For a decision about a specific property, check the official source and, where needed, ask a qualified professional or your local council.

Our tools

The compliance checker and the renewal calendar give a result from the answers you enter. They cover the main national requirements on the date shown on each tool. They do not cover every local licensing condition, mortgage or insurance requirement, or the terms of your tenancy agreement.

Prices

Prices quoted on the site are published prices or ranges found on the date stated, with their source. They are not quotes. Real prices depend on the property, its location and the provider.

Third-party services

Professionals you contact through a link on this site are independent. They are responsible for their own work, qualifications and prices. Check their registration (Gas Safe Register, competent person schemes, UKAS accreditation) before you instruct them.
