Letting Checks for UK landlords

How we work

Sources first

Every rule on Letting Checks comes from a primary source: legislation.gov.uk for the regulations themselves, GOV.UK and the Health and Safety Executive for official guidance, and the devolved governments (GOV.WALES, gov.scot, nidirect) where the rules differ. Each guide lists the sources it relies on and shows the date it was last checked.

Prices

We do not survey tradespeople or collect quotes, and we never pretend we did. Price ranges come from price lists and cost guides that providers and trade platforms publish. We name the type of source and the month we read it. A published price is a starting point for your own quotes, not a promise.

What a guide contains

  • A short answer at the top, then the detail.
  • Who the rule applies to, and who it does not.
  • Frequencies and deadlines, including copies for tenants.
  • Differences between England, Wales, Scotland and Northern Ireland when they exist.
  • How to check that a professional is registered or accredited.

Buttons labelled “Get quotes” lead to services that pass your request to local professionals. When such a service pays us for an introduction, the button says it is a partner link. Where no reliable partner exists for a check, legionella risk assessments for example, we point you to official registers and directories instead.

Corrections

Rules change. If you see something out of date, email contact@lettingchecks.co.uk with the page address. We check the official source, correct the page and update the date.
