About Letting Checks
Letting Checks started from a simple irritation. The rules a landlord has to follow are public, but they are spread across a gas regulation from 1998, an electrical one from 2020, a fire order from 2005, HSE guidance, council licensing schemes and, since 2025, a new Act that keeps arriving in stages. Most pages that explain them are written by the people selling the certificate.
We put each obligation on one page, in plain English, with the official source, the date we checked it, what it usually costs according to published prices, and how to find someone properly registered to do the work.
Who writes the guides
Harriet Lowe · Keeper of renewal dates
Harriet reads statutory instruments the way other people read the small print on a train ticket, looking for the one line that changes everything. She writes our guides on what the law requires and when, and keeps the dates in the renewal calendar honest.
Owen Pryce · Reads every quote twice
Owen cannot look at a price without asking what is included. He writes our cost guides: published price lists, what moves a quote up or down, and the questions to ask before you pay for a report.
How the site is funded
Some pages link to services that connect landlords with local professionals. When you send a request through one of them, that service may pay us a fee. It never changes what a guide says the law requires, and we do not rank professionals by who pays. Details on How we work.
What we will never do
- Invent a price, a statistic or a test.
- Tell you a certificate is compulsory when it is not.
- Ask for your personal details on this website.
