Landlord compliance checker

Answer six questions about your rental and see which safety checks and certificates the law requires, how often, and the official source for each.

Free. Nothing you choose leaves your browser.

The checker reads your six answers against the national rules we track for England, Wales, Scotland and Northern Ireland. Each result shows how often the check is needed, the regulation it comes from and a link to the guide that explains it. Nothing you enter is sent anywhere: the calculation runs in your browser.

What the checker covers

  • Gas safety records, electrical reports (EICR) and Energy Performance Certificates.
  • Smoke and carbon monoxide alarms, fire risk assessments for common parts and HMOs.
  • Legionella risk assessments and asbestos duties for older buildings.
  • Damp and mould, deposit protection and the landlord database opening in England from 15 December 2026.

What it does not cover

Local licensing conditions set by your council, the terms of your mortgage or insurance, short-term and holiday lets, and commercial premises. Where your nation has its own rules for a check, the result says so and sends you to the section of the guide that explains the difference.
